Are You Considering Buying A Townhome?
Deciding where to live is one of life's biggest decisions, and it's important to remember townhome communities accomodate all types of preferences and once you understand your priorities, you will find the right location. Grand Junction has many wonderful townhome communities to choose from, and today we will only talk about ten that are very popular. Townhomes are in big demand and most are only available the first few days they are listed.
The North and NW area is between 24 Road and 28 1/2 Road and North of Patterson (F Road). This is the hub of Grand Junction for shopping, restaurants, medical services, move theaters, the mall, big box stores and I-70 access.
Summer Hill
Summer Hill is a favorite with active retirees for the vast open space, walking trails, ponds, wildlife, views of the Bookcliffs and the privacy the homes offer. One story townhomes (no common wall) with large front courtyards, oversized back patios and a Tuscan feel, these always sell quickly.
Approximately 1700-2200 square feet with two-car garages. Some units have a detached casita. The HOA takes care of front landscaping, irrigation, snow removal on the sidewalks. The backyard can be your preferred plants, trees and flowers in keeping with an extensive approved plant list.
Brookwillow Village
Brookwillow Village offers a great lifestyle with one and two-story floor plans. Construction took place from about 2006-2014 offering 1000-1600 square feet townhomes. A great neighborhood and walking distance to grocery stores, big box stores, restaurants, medical and theaters. Prices are great for first-time buyers! Canyonview Park, the largest in Grand Junction is a short distance away.
Halls Estates
Halls Estates is within a few blocks of Brookwillow Village above. The share the same great amenities of the neighborhood walking distance to grocery stores, retail, mall, restaurants and movie theaters. Halls Estates were built from 2010 to 2017 and average 1000-1500 square feet. One car garages are included.
Spanish Trail
This is a nice community but it is very small with not very many units. Property values are good and you get a lot of house for your money. One and two-story townhomes with a 2 car garage. Square footage ranges from 1177-1892 and constructed around 2002-2005. Located off of G Road, and near Canyon View Park - a popular gathering spot for residents of all ages. There are walking trails, tennis courts, softball fields, picnic pavilions, two dog parks and the best children's playground.
Fountain Greens
Fountain Greens is a beautiful neighborhood nestled in a quiet setting with a short commute to local amenities. Fountain Greens offers several housing options: townhomes, condos, and patio homes. Sizes are 1066-1222 with one and two car garages. There are walking trails, ponds, park benches and lots of open space. Fountain Greens is also close to Canyon View Park mentioned above, shopping, restaurants, the mall and movie theaters.
Sundance Crossing
There is Sundance Village condos built 2006-2008 and Sundance Crossing Townhomes still under construction. Choice of one-story or two-story homes with one car garage and average 1200-1460 sq.ft. The location is great, close to the mall, grocery, retail, restaurants, movie theaters and Canyon View Park.
Treehaven
Treehaven is a tucked away neighborhood that you might miss if you didn't know it was there. Located off of 15th St., this is one of the most sought after townhome communities. The townhomes were built in 2006 and are 1200 to 1430 square feet. One-story homes with two-car garages, open floor plan and upgraded finishes. Close to shopping, St. Mary's Hospital and restaurants.
Vilas at Country Club
The Villas Country Club are more upscale have a Lock and Leave lifestyle that is popular with retirees and travelers. The private Bookcliff Country Club and golf course is a few blocks away. Nearby shopping, medical facilities and restaurants makes this a very central location. The townhomes average 2000 square feet, are all one-story and were built in early 2000. Soaring ceilings, gas fireplaces, upgraded finishes, courtyard entrances and more make these very desirable. Maybe one is listed every 1-2 years. Lakeside
Lakeside was the premier townhome, condominium and single family neighborhood that dominated the market for many years. Condos and townhomes were built in the 1970's and are still very popular. Townhomes are two-story and range from 1600-1920 square feet. with two-car carports. Detached garages are available for an additional expense. This is a care-free living style that attracts buyers that want all the amenities in a beautiful surrounding. The complex is like a large park with miles of trails, a lake, recreational facilities, pool, clubhouse and more. The HOA dues are higher because of the amenities. Shopping, restaurants, and medical care are just minutes away and you can walk to a coffee shop and Spoons a great restaurant.
Colony Park
Colony Park is just right off of Patterson Road between 25 1/2 and 26 Road. and the townhomes back up to a school. This is a very small community , so not many come on the market. Square footage is 1100-1200 square feet. Built in the early 1990's, they have nice extras like courtyards, screened patios, skylights and more. A nearby by shopping center has a Walgreens, two restaurants medical facilities and coffee shop.

The Brickyard at Wellington
The Brickyard at Wellington is not in the North area, because it is on the south side of Patterson Road, but it is worth highlighting. Construction started in 2016 and there are still townhomes available. Masterfully designed one-story and two-story models with one and two-car garages. Some of the floor plans include a walkout basement. These townhomes are highly upgraded with designer finishes, granite counters, two living areas, complete landscaping and a Lock and Leave Lifestyle. Very close to grocery, restaurants, retail, medical facilities and St. Mary's Hospital.
