(Updated 3/18/2021) Orchard Mesa is an unincorporated community in Grand Junction, Colorado zip code 81503. Bordered by both the Colorado River and Gunnison River, Orchard Mesa is a great location that offers easy access to Highway 50, Business I-70 and Downtown Grand Junction. The Mesa Mall, major shopping, restaurants, grocery stores and medical facilities are 10-15 minutes away. Orchard Mesa made the list for Smart Asset's 2018 "Tax Friendly Places to Live for Retirees", coming in at #9 for the state of Colorado.
Outdoor recreation is a quick drive by car or bike to Las Colonias Park and the Riverfront Trail. Orchard Mesa has a small community center with an indoor pool, hot tub and water slide. Eagle Rim Park is nearby with a walking/bike path to the Riverfront Trail and Las Colonias Amphitheater and park.
Orchard Mesa offers many options for home buyers, there are subdivisions, townhomes, and homes on acreage . There are plans in the works for 120 building lots near the Orchard Mesa City Market in either late 2021 or 2022.
Granite Springs

The neighborhood has a welcoming entrance and an immaculate landscaped median with gently winding streets. Chipeta Pines
Chipeta Pines Golf Course is the only golf course in Orchard Mesa. Most of the homes in Chipeta Pines are built around the golf course with beautiful views of the Grand Mesa to the east and the Colorado National Monument to the west. Why do homeowners like the Chipeta Pines neighborhood? They like the manicured look of the neighborhood and that is away from the city of Grand Junction. Unaweep Heights
Unaweep Heights has been a popular neighborhood since they started building in 2004-2007. The homes have a great design that incorporate stone accents and a traditional look. Hawks Nest is a somewhat newer neighborhood located near Highway 50 and B Road. Hawks Nest Homes are upscale that lend themselves to accommodate those seeking larger floor plans. Homes are 3-5 bedrooms and most have 3 car garages. Square footage ranges from 1400 to 3100 and were built in 2009 to 2017. Hawks Nest homes offer stucco exteriors, timed and pressurized irrigation and professional landscaping. Dedicated RV parking behind a 6 foot privacy fence is available. Many of the homes have great views of Mt. Garfield and the Grand Mesa. Easy access to Highway 50 and the 29 Road bridge.
Chipeta Glen

Riverview Estates
Riverview Estates is always a top choice when a home becomes available. Buyers love Riverview Estates for the location, quality of home construction, large lots and access to the Riverfront Trail. Spyglass has been the premier neighborhood for upscale custom homes in Orchard Mesa. Spyglass has 225 lots with construction starting in 2006. Mesa Estates is a quality subdivision off the Highway 50 frontage road. Mahan Manor
Mahan Manor is a small subdivision of about 50 homes, so there is seldom one for sale and when there is, its gone immediately. These are quality built homes by John Davis of Blue Star Homes. Mahan Manor has a traditional look and feel with stucco and brick exteriors. Square footage ranges from 1673 to 2021. Homes were built in 2013 to 2015 and offer nice size lots, 3 car garages, and RV parking. Inside you will find vaulted ceilings, granite counters, 5 piece baths and gas fireplaces. Just off of Unaweep Ave. you can go either to Highway 50 or the 29 Road bridge to shopping, restaurants and grocers and recreation.
