Knowing how to correctly price a home is both an art and a science. It's probably the most important thing as a real estate agent I can do for you. Within your neighborhood, home values come in higher or lower than average depending on their size, features, build quality, lot, schools and other factors. As a professional, I analyze these components to come up with a price range for your home.

How does a real estate agent create a sales price? It's not magic, there's a lot of experience and art involved in the process. I have successfully completed and earned the PSA Certification. The PSA (Pricing Strategy Advisor) Certification is a course specifically designed to help real estate agents enhance their skills in pricing properties using the guidelines appraisers follow, creating comparative market analyses (CMA's) and guiding clients through the complexities of valuation.
A Competitive Market Analysis (CMA) shows average and median sales price, price adjustments, local minimum and maximum sale prices, days on the market, individual closed sales, homes that were listed but did not sell, the best time to sell, the impact of overpricing, etc. There are variations which are not pricing adjustments in the sense of square footage or features. Maybe the house next door "sold" for $400,.000, but the seller had to make some pricey repairs. That does not show up in the sale records. Neither does the 2 percent "seller contribution" the owner paid to the buyer to close the deal. Another important consideration is absorption rate pricing. You need to see all the current market data to make an informed decision.
A CMA is not an appraisal, it is intended only for the purpose of assisting sellers in deciding the listing, offering, or sale price of the real property. In real estate, it's understood that all properties are unique. Each one is different. Even homes which seem alike, have distinctions.
Using a tax record or a Zillow Zestimate is not an accurate way to determine what your home is worth.
