Arran Estates is another successful new home subdivision brought to us by Max Sneddon. Max Sneddon has been building homes in NE Grand Junction for over 28 years and has an excellent reputation.
Arran Estates is off of 29 Road, just to the north of his previous subdivision, Walnut Estates.
There will be 99 homes in Arran Estates when the project is completed, with 5 different floor plans . Max Sneddon is the exclusive builder for all of the homes. Floor plans choices include three car garage or two car garage, 3 bedrooms, 2 baths and a four bedroom model. All of the homes are one level, ranch style homes that range from 1800 square feet to 1900 square feet.
The homes all have a split floor plan that separate the master suite from the other two bedrooms. Natural light comes through the large windows in the common rooms, and a covered back patio lets homeowners enjoy the mountain views.
Finishes in the homes are above average builder-grade with laminate engineered flooring in the common rooms, electric fireplaces in the living room and granite or quartz countertops in the kitchen. If a buyer contracts early enough in the construction process, they are able to make color choices for flooring, countertops, paint, cabinetry and other finishes. Some floor plans have a four-piece master bath and others have a five-piece master bath with a tub as well as a walk-in shower. Max Sneddon strives to work with buyers to make modifications and adjustments that a buyer may want.
Arran homes are designed to be low-maintenance with stucco and stone exteriors. Both front and backyards are fully landscaped, with lawn, concrete curbing, rocks, trees, flowers and shrubs. The subdivision has irrigation water, and every homes also comes with a irrigation pump, underground sprinklers and a timer.
The neighborhood has walking trails that connect to a trail south of Walnut Estates that runs from 29 Road to 29 1/2 Road.
Independence Academy, a Grand Junction District 51 Charter School is close-by on 29 Road. A little further south is a shopping center with a Safeway grocery store and other specialty stores. The main shopping district is on Patterson between 25 and 24 Road which is approximately 5 miles away.
