Finding the perfect lot to have a home built for you is the most challenging part. Here is how I assisted two of my clients with their decision to move to Grand Junction Colorado.
Tucson to Grand Junction
Patrick and Lynn made their first visit to Grand Junction in December 2017. They were also looking at other parts of the U.S., but after 2 days of touring Grand Junction they made the decision to move here. From the beginning, they wanted to find a lot to purchase and have a home built for them. Patrick and Lynn were focused on the Redlands because of the spectacular landscape and views. Subsequently two days of driving around and viewing every available property there was nothing that excited them
Patrick and Lynn returned to Tucson and we stayed in touch for the next 8 months. I sent them all the new listings to keep them updated on available properties. When they returned in August 2018, we again spent two days reviewing previous properties and looking at recent listings. Patrick had selected the lots they wanted to see a week before they arrived. When we driving to the last property on the list in the North area, I asked if I could show them a new subdivision that I thought they should consider. The subdivision is Smith Estates, off of J Road and 23 Road. At that time, Smith Estates had been selling lots for about a year and there were several homes already built and about 5 under construction.
After 30 minutes of looking at lots and walking property lines, there it was, "the one", lot 29. We drove back to my office, I prepared the contract, had it signed and submitted to the listing agent by 5 pm.
I arranged for Patrick to talk with several builders and they soon made their choice. The photo above is their new home that will be completed in July 2020.
Denver Front Range to Grand Junction
Rick and Jenn phoned me in September of 2019 while they were driving to Grand Junction. They too wanted to find a property and have their home built. We spent one day looking at available properties and I took them out to Smith Estates. Rick and Jenn couldn't decide between a lot in the Redlands or one in Smith Estates so they returned to Denver to think about it.
Two more visits and it became clear to them that Smith Estates would be their choice. We had everything wrapped in 3 weeks and arranged meetings with two builders at the property.
They selected a builder, and currently plans are being finalized and construction will begin around September 2020. Below is their lot and the Monument views they will have.
About Smith Estates
Located at 23 and J Road, Smith Estates is a subdivision in the very desirable North Area. 360 degree views of the Bookcliffs, Mt. Garfield and the Monument are impressive from anywhere you stand. The neighborhood has walking trails around the perimeter, with a detention pond and available irrigation water. Household water is through Ute Water Conservancy, Grand Valley Power is electric supplier and Xcel handles the gas. Septic systems will need to be installed. The listing agent says that fiber optic cable, internet and TV is available through Spectrum (Charter Cable).
Smith Estates has been one of the fastest selling communities, with lot sizes ranging from 1.00 - 1.63 acre. Originally there were 35 lots in 2017, at this time there are only 7 left.
