NW Grand Junction has been slow to be developed, but that is about to change
NW Grand Junction MLS boundaries include the area north of I-70, between Grand Junction and Fruita and a small section south of I-70 that encompasses the major shopping areas, the Mesa Mall, Canyon View Park, Canyon View Medical Plaza and the new Community Hospital. The northwest area has been a mix of single family homes, farms, mini estates, commercial and industrial. A larger area that has been a thriving agricultural region of pasture, hay and corn is now dwindling due to land being turned into subdivisions to meet home demand and increasing prices.
New Housing Bringing Affordability to the NW Grand Junction
New, denser housing options are coming to the area with two new developments currently under construction that are using city zoning and offering urban amenities like sewer, street lighting, curb and gutters. Apple Glen is a 51 lot subdivision next to Appleton Elementary School off H Road near 24 Road. The lots are about 7500 square feet and prices range from $70,000 to $80,000. There will be a minimum square footage for the homes among other restrictions. The other development is Brookfield, which is a 60 lot subdivision south of I Road. Lots sizes will range from 8,000 to 12,000 square feet and home sizes will range from 1,500 to 1,800 square feet with a 3 car garage. The homes will have water and sewer hookups and there will be a half acre park in the center of the development with pressurized irrigation to the lots.
Two Small Acreage Subdivisions in NW Grand Junction
There are two small acreage neighborhoods with lots available for sale. Rosebud Estates between J and K Roads is a small development of twelve 2-5 acres lots. Prices for lots are higher, starting at $165,000 and up to $199,000 + for the larger lots with views. Smith Estates off of J Road has thirty-five one acre to 1.63 acre lots. Prices start at $155,000 with the larger lots that have views closer to $200,000. Amenities include walking paths around the perimeter, with a detention pond and available irrigation water.

There are many very nice subdivisions in the NW area of Grand Junction that offer a luxury home on acreage. Several popular choices include: La Hacienda, Bookcliff Ranch, Vistas at Pritchard Mesa, Sanctuary and Relog De-Sol. Appleton Elementary School serves the NW area, with the two middle schools in Fruita along with Fruita Monument High School.
