New homes in Fruita have been limited since the market crash 2008-2012. There was a lot of land available but no demand for homes. In 2017 demand for homes in Fruita and the Grand Junction area increased as people discovered what the Western Slope has to offer and began to relocate to the area. This caused a shortage of available homes and then builders began buying land and opening small subdivisions.
Fruita is known for spectacular views of the Colorado National Monument.
Because of Fruita’s popularity, two new subdivisions under construction are Aspen Meadows and Adobe View North. Aspen Village is located very close to the center of town on the north side of I-70, while Adobe View North is on the south side of I-70. These two projects will offer 64 new homes available in the $400-$500,000 price range.
Aspen Village is off of the intersection of Aspen Avenue and 18 Road also known as Pine Street (North side of I-70). Started in 2017 there are only 22 lots available. Custom homes range upwards of $400,000 and buyers can totally customize their home. The homes are very close to Fruita Monument High School, both Fruita middle schools and elementary schools.
Adobe View North is on the south side of I-70 off of 18 Road and joins the Adobe View subdivision and close to Adobe Creek golf course. On 8.03 acres there are 34 lots available and several builders products to choose from.
