What is an AVM?
An AVM is a mathematically generated valuation that utilizes property information to calculate an estimated value for a subject property through a computer software program.
Where Does AVM Get its Information?
AVM's source information about a particular house from public records, including tax assessments and deeds. AVM's also purchase information from the MLS, a multiple listing service.
Can an AVM Replace an Appraisal?
An AVM is not prepared, evaluated, or reviewed by a licensed professional appraiser. AVM's do not incorporate a current visual or physical observation of the interior and exterior of the home, quality of the construction or materials, or the house's overall condition. A recently renovated bathroom or kitchen, which would affect the value of the home, would not be factored in the AVM's calculation.
If you want to find the approximate value of your Grand Valley home, an instant electronic valuation may get you relatively close. But if your goal is to price your home without leaving thousands of dollars on the table, and still stand up to a lender's appraisal, you will want someone qualified to view and walk through your property.
When you see an offer for a "FREE" home valuation, that is what you will get from everyone, including me. No one will charge you for a valuation on your home because we all want to talk to your personally and guide you through the selling process. So, while "FREE" sounds nice, the downside of the instant electronic valuation is you will have to give up (at the very least), your email address, and you will not receive enough information to price your home accurately.
For the record, this is how it works with me. If you request a home valuation from me, I will need your contact information and for you to tell me about your home. I will guarantee that I will do a full comparative market analysis based on your home location, the number of bedrooms, baths, square footage, lot size, etc. and get back to you within 48 hours with an "approximate" value. That is the best I can do without viewing your home myself. I can get a lot closer that a Zestimate, but I still need an in-person walk through of your home to prepare an accurate recommendation on a listing and sales price. And more importantly....It's the best any real estate agent can do without seeing your home.
