New home construction is leading the way in the Redlands neighborhood of Grand Junction with new home sales outpacing sales of existing homes. New subdivisions that opened to buyers in 2018 continue to build and open new filings as demand remains high.
Sienna Creek
Sienna Creek is an enclave of only 8 new homes that afford views, convenience, and green space. Sienna Creek, off of 20 1/2 Road appeals to buyers who want to live in a smaller subdivision. The lots range in size from 1/4 to 1/2 acre and include irrigation water. Half of the neighborhood is devoted to open tract space with a year-round creek that runs through a corner of the neighborhood. This helps maintain the wildlife habitat and gives Sienna Creek a very rural and intimate feel. Bring your builder and choose a lot or have the builder/developer construct one for you. Independence Estates
Independence Estates is about 1/2 mile away from Sienna Creek and is another premiere area of custom homes and available lots. Independence Estates has 47 lots with beautiful views and is surrounded by well-known neighborhoods such as Independence Valley, Independence Ranch and Country Meadows. There are multiple builders that are building on lots that are approximately 9,000 square feet or bigger. The first filing at Independence Estates included 18 lots and the second filing has already been been submitted to the county for approval. The developer Ron Abeloe, hopes to have additional lots ready for construction in late winter or early spring of 2020. Granite Falls
Off of South Camp Road is Granite Falls, a 104 lot subdivision with incredible views of the Colorado National Monument. There were 31 lots in the first filing and 19 homes are are either built or under construction. Filing two is open with 29 more lots to choose from. There are over 8 builders working in the subdivision and they typically buy several lots and then work with interested buyers on design and construction. The Redlands is home to the renown Redlands Mesa Golf Course, Colorado National Monument and an abundance of outdoor recreation. Many people who choose to live in the Redlands are avid cyclists, who prize the nearby mountain biking at Lunch Loops, as well as the road cycling opportunities. Construction is underway to link the Lunch Loops to the vast and incredibly popular Riverfront Trail system.
You don't have to be a cyclist, hiker or golfer to live in the Redlands.....Just an ordinary person with a desire to be in an incredible place of beauty.
